? study and model up the inter-relationships between the costs of developing and operating the building
? analyze the issues related to the problems related to the development of the projects; influencing the total costs of the project but also its major cost-elements together with their distribution in the life-time of the building
? study the most effective methods of maintenance management (the basic models for management and maintenance) during the life-time and their influence on the total costs
? carry out some pilot studies for a number of different development projects (projects for infrastructure, office and industrial buildings and dwellings) highlighting the positive and negative experience gained on the national construction and property market
importance:
? the results have importance for all these participating when developing and maintaining the property and requiring effective solutions to be done;
? the basic principles will be developed to assess the costs related to any building in time-line proposing the most suitable principles to classify these costs;
? the basic models for property management and maintenance will be analyzed describing their suitability for different situations and the major obligations and responsibilities of the parties;
? the maintenance and operating costs of the buildings will be analyzed to give proper recommendations for the contractors involved in BOT type of procurement
? the factors will defined influencing the cost of the development projects and these factors will be interpreted to the understandable 'language' for the actual users
? compiling the recommendations to develop municipal housing stock in Estonia, but with special description of the cases for Tallinn
? stuff for academic studies carried out by the chair of construction economics and management will be refreshed
